Assessment/Fee AmountEffective January 1st, 2016 the monthly assessment will remain at $408.00 per month.

Board can only increase fees a maximum of 10% per year without the vote of the community. The homeowners are assessed an annual insurance premium each year.

The 2015 annual insurance premium was $286.00 per homeowner. The homeowner responsible for the $5,000.00 insurance deductible for damage to the home. Homeowners that provide the electric for the lamp posts are reimbursed each year in March for the annual usage determined by the Board of Directors.-

Fees/Assessments Include the FollowingManagement Fee, Association Insurance, Legal Costs, Audit performed every other year, gas and electric for the clubhouse, maintaining of the clubhouse, water and sewer, funding of the reserves (need to increase the amount of annual funding), snow removal after three (3) inches of snowfall and after the snow has stopped, carpenter bee treatments, carpenter ant treatments, external termite treatment, annual renewal of termite contract, pool care, exercise room care, sauna care (no more repairs to be made on the sauna without board approval), tennis court, basketball court
