Building exterior:All foundation blocks shall be covered to grade with brick. (I.12.) All residences erected upon any lot in this section of the Subdivision shall have a brick front. There shall be no masonite on any exterior surface. Exterior walls located less than 6.5 feet from the property line will have a water resistant gypsum wall board of a minimum of 5/8 inch Type X (or equivalent) on said wall. This wall will serve as an underlayment for the exterior siding material. Homes that have continuous exterior soffits will have the wallboard run continous to the roof deck (or fire blocked) and be sealed against the deck to prevent the movement of air into the attic space. (I.13.)
Drainage channelsAll utility and like meters, HVAC units and other structures and attachments are prohibited within the side yard drainage/utility easement. (I.11.)
Driveway/Sidewalks:It shall be obligatory upon all owners of the lots in this Subdivision to sonsult with the proper representative of the Clarksville Street Department or the Montgomery County Highway Department as the case may be, before driveways, culverts or other structures or gradings are permitted or constructed within the limits of any dedicated roadway, and such placement or construction shall be done in accordance with the requirements of said Clarksville Street Department or the Montgomery County Highway Department as the case may be, in order that the raods or streets which would be affected by such placements or construction may not be disqualified by the Clarksville Street Department or Montgomery County Highwary Department as the case may be, for acceptance into the public roads system. All driveways must be of concrete and shall be installed during construction of the residence or as soon thereafter as weather permits. (I.11) It shall be the responsibility of each lot owner to install and maintain the sidewalks upon each lot per the plat design for the recorded subdivision, from property line to property line and in accordance with all applicable Federal, State and/or Local statutes or ordinances. The maintenance of sidewalks, shall be the responsibility of the lot owner and/or the Homeowners Association. (I.18.)
Lighting : ExteriorEave lights and other outside lights shall be positioned so as not to shine in any windows of other residents and shall not be directed towards the streets. No high intensity (vapor type) security lighting shall be allowed unless the actual source of illumination is fully shielded from view so as to prevent undesirable glare. (I.21.) There shall be installed within the subdivision poles for street type lighting. If any such light pole is damaged by the lot owner or the lot owners builder, said lot owner shall replace said pole at the lot owners cost within 15 days of such damage. (I.22.)
FencesFences and Storage Buildings must be approved in advance of installation by the Homeowners Association or Management Agency, in writing. Fences and Storage Buildings will only be permitted from the rear of the residence to the rear lot line. In no case shall fences be located closer than fifty (50) feet to any street. All fences shall be provided and installed by a professional company and shall not be installed by the homeowner. Any privacy fencing must be behind the home and shall be professionally installed. No chain link fences are allowed on any lot, however, upon approval by the Homeowners Association, a 300 square foot chain link fence may be installed as a dog containment. This area must not be in view from the street or from the property of another homeowner unless it is adequately screened by shrubbery or an approved privacy fence. All fencing must comply with applicable building and other codes. (I.5.)

Garage:Any residence erected on any lot in this Subdivision must have not less than a two-car garage attached or detached, except those residences which have garage facilities in the basement. All garage doors shall have electric openers and shall remain closed exept when entering or exiting such garage facility. (I.10.)
Landscape Maintenance:The owner of any lot must complete the landscaping of the lot within six (6) months of assuming occupancy. (I.20.) The owner of each lot in said Subdivision shall be obligated to maintain said lots until the same are improved by buildings erected thereon, in a safe condition for the public, and not to permit an accumulationof growth or waste matter upon such lot to the extent of becoming a nuisance or being unsightly, to which end the owner of each lot agrees to keep grasses, weeds, or other growth cut from said property until such time as a building may be erected thereon and thereafter. In the event such duty is not performed by the purcher of a lot, the Owner or Homeowners Association shall have the right, but no the obligation, to enter and clear the premises of growth and accumulation of waste in order to meet the requirements of this obligation, and may assess the owner of such lot with the cost thereof. Failure to pay such assessment shall result in a lien being placed upon such lot as provided herein and/or in the by-laws of the Homeowners Association. Once construction of a residence begins, such shall be completed within one (1) year and all construction materials previously on the premesis must be removed by the time construction is complete. (I.16.)
Mailbox and post (if any)All mailboxes shall be purchased from the Developer in order to provide uniformity. (I.19.)
Parking restrictions:All unlicensed and unregistered vehicles to include boats must be garaged at all times and no buses, campers or trucks over one-ton may be parked in front of the residence on any lot, except when moving in or out of a residence. (I.15.)
Pet restrictionsNo animal, livestock or poultry of any kind may be raised, bred or kept on or permitted on any lot except dogs, cats or other household pets may be kept, provided they are not kept, bred or maintained for any commerical purposes and provided futher, that not more than two such household pets shall be kept or maintained by any one family on any one of said lots.
