Rubbish/Recycling Information Starting January 4th, 2019: Trash should be set out on the day of collection, Tuesdays and Fridays, by 9 a.m. on either side of the garage door. One mil or greater heavy-duty plastic bags closed at the top should be used. Bags should not be over filled. Flattened boxes will also be taken. Boxes not broken down will not be picked up without an additional fee. It is the owner's responsibility to ensure that when furniture, carpet or appliances, etc., are replaced, the discarded items are carried off by the installers or delivery person. Large items that need to be disposed of may be picked up by calling the trash vendor, Shannon Mabry at 256-417-5624 prior to putting the items outside. There may be a charge to the homeowner from the trash vendor for this service.

Working Capital Requirements There is a working capital fee of two times the monthly dues amount to be collected at closing. This is payable to TVARP and not refundable.
How do I obtain Resale Disclosures? Please contact management for a resale form. The completed form is due no later than 7 business days prior to closing. There is a resale fee of $250 paid to the management company for the resale/closing packet. This covers the administrative cost of transferring ownership and is to ensure the previous owner does know owe anything to the association and the new owner is provided a welcome packet, condominium documents, rules & regulations, etc.

Important! - The Villas at Research Park has a dual pump lift station to move each resident’s wastewater. In the past, both pumps burned out due to the grinder becoming clogged with wipes. Please be reminded that nothing besides toilet paper should be flushed. This includes baby wipes, “flushable” wipes, feminine products, hair, paper towels and cotton balls. It is also advised not to put grease, coffee grounds, bones or fibrous foods down the garbage disposal. Each time a pump clogs and/or burns out, it costs the association thousands of dollars. Please do your part and refrain from flushing anything put toilet paper.

all future policy renewals.
