Fitness Facilities | The fitness center is open daily from 5:00am-11:00pm Please be Courteous and respectful of others. During peak hours, or while others are waiting, please limit use of a single machine to 30 minutes. Food, glass containers, alcohol, tobacco products and controlled substances are not permitted in the gym area. Proper gym attire is required at all tiems including a shirt or top, shorts and athletic shoes. Please wipe down all equipment after use to be courteous to the next user. Please no boots, sandals, bare feet, muddy, snowy, or dirty shoes on machines. Plese pick up towels, water bottles, access cards, newspapers and/or magazines when leaving the gym. All children under the age of 18 must be supervised by an adult 18 years of age or older - at all times. No one under the age of 16 is permitted to use the workout equipment. Please do not slam weights. Please do not grunt, yell or moan loudly while lifting weights. Please return all weights to their staging area after use. Do not leave weights on weight bars. |

How are the assessments billed? | Monthly installments of the annual assessment are due and payable on the 1st day of each month. |

Late Fee Policy | A late charge in the amount of $20.00 shall be imposed for any assessment, fine or other charge not paid within 5 days of the of the due date without further notice to the Owner. Such late charge is a personal obligation of the Owner and a lien on the Unit. |
Architectural Change submittal process | The Design review request form and instructions are available on the website or may be obtained directly from the on-site manager. |

Submittal review timeline | Design review requests will be reviewed by the Architectural committee at and their next meeting and a decision will be given to owners within 60 business days of their meeting. |
Types of changs requiring approval | It is extremely important that ALL interior/exterior improvements or changes be approved by the Association. This is a requirement of the Declaration of Covenants, Conditions and Restrictions. The requirement is not intended to hinder people, but to ensure their choices are in harmony with the overall appearance of the community. An attractive, harmonious community will be a desirable place in which to live, and will also prove to be a better investment over time than one in which architectural control is not enforced. |
Violation Policy/Dispute Process | Any Owner within the community may send the Association a formal, written complaint via electronic mail or regular mail of a covenant or rule violation. Complaints may also be initiated by the Manager, any member of the Board of Directors. Complaints that cannot be independently verified by a Board member of the Association's management must be in writing. The Board shall have no obligation to consider oral complaints or anonymous complaints. If an Owner desires a hearing to challenge or contest any alleged violation and possible fine, or to discuss any mitigating circumstances, the Owner must request such hearing in writing within 14 days of the date of the Noitce of Alleged Violation. |
Violation Fines | The Board shall not impose fines unless and until the Association has sent or delivered written notice to the Owner. First Violation: Warning Letter Second Violation: $100 Third Violation : $200 Fourth and subsequent violations: $300 |

Are for sale or rent signs allowed to be displayed on the property? | One professionally lettered "For Rent" or "For Sale" sign not to exceed two feet by two feet may be displayed from within a Unit window or sliding glass door. |
Rental Policy | Owners must provide the on-site manager with a current copy of the lease agreement. Owners must provide tenants with a copy of the rules and regulations. Owner and lessee shall comply with all provisions of the Declaration and Assocation rules and shall control the conduct of all other Occupants and guests of the leased Unit in order to ensure such compliance. Please see Article 9 of the Declaration for the complete leasing policy. |
Snow Removal | Please sweep or shovel your units walkways if the snow fall is under 2 inches and your driveway if snowfall is under 4 inches. On-site Maintenance will maintain roads and walkways with the Skid Steer for snow fall under 6 inches. |
