Parking Information | Rules and Regulations, Section 12. PARKING: No unit owner or guest of a unit owner shall block, impede or other wise interrupt the ingress or egress to, from and across the paved surfaces of the condominium including but not limited to the area immediately contiguous with and adjacent to the garage area. It is the purpose of this regulation to avoid blocking the individual unit owners' access into their garages or drives leading to their garages. No boats, boat trailers, house trailers, campers, similar equipment, or vehicles shall be parked or stored on any road, street, driveway, front yard, side yard or rear yard or any areas otherwise owned by the Association except in garages in appropriate units. Motor vehicles may be parked only in paved-in parking lots or garages. No family shall be permitted to routinely park more than one vehicle per permanent resident or three total, whichever is greater, in the parking lots or garages at any one time. Storage of cars in the parking lot, other than those used from day to day, is prohibited. Pet Policy | Rules and Regulations, Section 9. PETS: Effective September 1, 2004, those current home-owners with pets will be permitted to continue owning the specific pets they currently own; provided, however, that, any future purchaser/owner shall be permitted one (1) pet only and such pet shall not weigh more than 35 pounds. All pets should be controlled so that they will not interfere with the Members' use and enjoyment of the common areas. All dogs shall be leashed in compliance with leash laws of the City of Birmingham. Rental Policy | Rules and Regulations, Section 2. RENTALS: Units may be leased by the unit owners. Each unit owner shall provide the tenant with a copy of the Association Rules and Regulations and shall be responsible for the actions of his tenants. Each unit owner who leases his unit authorizes the Association or the managing agent to enforce the Rules and Regulations of the Association and to terminate the lease of and evict any tenant who fails to comply with said Documents. Satellite Policy | Rules and Regulations, Section 4. SATELLITE ANTENNAS: An owner desiring the installation of a satellite antenna must request permission from the Board. The request must include the proposed location, cable routes, and the type of dish to be installed. The antenna must be located in an area not visible from front of any building. Cables must be routed in a manner so as not to be readily visible. A professional roofer must install the antenna if attached to the roof so as to ensure the integrity of the roof. Owners will be responsible for any leaks and/or damages attributed to the installation and maintenance of the antenna installation. No more than one (1) dish shall be allowed for any unit. Requests will be approved/disapproved within 10 days after receipt. Requests not approved within the 10-day period will be deemed to be approved. The Board reserves the right to inspect the antenna installation and to have corrections made or to have the antenna installation removed if deemed to be inappropriate in accordance with guidelines set forth in this paragraph.*For a complete list of policy and procedures, please see the Rules and Regulations |
