Association Fees and Assessments

Assessment Due AmountFees vary per unit square footage. A real estate agent may inquire through the Boothby Realty, Inc. association manager for a unit fee or obtain from the Owner. 2016 monthly assessments range from $466.80 to $912.24 and are subject to change without notice.
Fees IncludeFire system monitoring and sprinklers contract, security guard, janitorial, elevator maintenance, grounds/landscape/pool, water/sewer, common area electricity and gas, pest control, waste removal, general repairs and maintenance, insurance on the exterior of the building, monthly reserve payments, and management fees.
How are dues/assessments billedFees are due on the first day of the month. Homeowners may pay via coupons, or through ACH. Monthly statements are not sent out.
Late Fee PolicyAll monthly Condominium assessments
are due and payable on the first day of each month unless otherwise specified. Payment should be made directly to 2600 Highland Association, Inc. at the Management Agent's office. Failure to pay by the 15th day of each month will result in a ten percent (10%) late penalty per monththat the assessment is late. After assessments are sixty (60) days late, the matter will be turned over to the Association's attorney who shall then institute collection procedures against the Unit Owner. The delinquent Unit Owner will be responsible for the payment of any attorney's fees and costs arising from the legal action.

Clubhouse - Rental/Usage InformationPrivate Pool Party Regulations
1. A private pool party request must be made to Boothby Realty two weeks in advance. A refundable deposit of $500.00 is required once the request is approved.
2. The homeowner or resident is responsible for the cost of a security guard that must be present for the duration of the party. Security services will be obtained by Boothby Realty through the agency which regularly provides services to 2600. There is no exception and security fees must be paid in advance once your reservation is approved.
3. Attendance is restricted to 20 outside guests.
4. A party may not exceed 4 hours and must conclude by 9:00 PM.
5. All guests are required to ingress/egress the pool area through the pool gate located at the front of the building. At no time may guests enter through the main lobby to access the pool area, nor congregate in common areas outside of the pool area, or prop entry doors open. The gym restroom will be made available to guests by the security guard through the front lobby door only.
6. The homeowner or resident is responsible for removing all trash from the pool area immediately following the party.
7. Violations will result in the loss of the security deposit.

and confirmed with Gregory, the building Concierge, to arrange for the elevator

3. Only one elevator may be used for moving and it must be padded.
4. Movers must use the parking level 3, the designated entrance for this purpose. Resident
must be present to supervise the move.
5. The moving fee is $200.00 and a $500.00 refundable deposit. There is no fee at the
time of moving out.
Rental PolicyOnly 25% (11) of the units may be rented at any given time. An Owner who wishes to rent must check with management company first, as there may be a waiting list.
